Development Notice | Variance Request | 1593 Torbay Road

The Town of Torbay is in receipt of an application from 1593 Torbay Road proposing to construct
a single dwelling on private well and municipal sewer. The property is located in the Mixed (MIX)
Land Use Zone of the Torbay Development Regulations 2015-2025, which requires residential
applications to be processed in accordance with the Residential Infill (RI) Zone Table. The
minimum required lot area for a semi-serviced lot in the RI Zone is 1,400 m2. The subject property
is deficient by 66 m2, therefore the applicant is requesting an approx. 5% variance. Council may
consider a variance of up to 10% (140 m2). This application is processed in accordance with
Regulations 11, 12, and 33 of the Torbay Development Regulations requiring public notification.
Anyone wishing to comment on this proposal is asked to contact the Town Office in writing. The
deadline for written comments shall be Wednesday, September 25, 2024. Further information
on this matter may be obtained by contacting the Town’s Planning and Development Department.
