Discretionary Use

The Town of Torbay is in receipt of an application proposing a new residential development for 2 five-unit row dwellings (condo complex) to be located at 65 Marine Drive. The development encompasses two row buildings, containing 5 dwelling units each (in condominium ownership for the seniors’ market). Each unit will be approximately 2,418 f2 (224 m2) in size. The development will be accessed from Marine Drive, situated at grade level with Hearn Place, with private well & septic. The dwellings are proposed to be one-storey in height towards Marine Drive with walk-out basements towards the coast. The proposal will meet the Town’s off-street parking requirements. The development will have private grounds maintenance and snow clearing services.

The front portion of the property is located within the Residential Medium Density (RMD) Land Use Zone of the Torbay Development Regulations 2015-2025, and the proposed row dwelling / apartment use is listed as discretionary. The rear of the property is located in the Conservation (CON) Land Use Zone; no development will occur in the CON Zone. This application is processed in accordance with Regulations 33 and 90, requiring public notification.
