Discretionary Use

The Town of Torbay is in receipt of an application proposing a multi-unit (7 unit) residential development (semi-serviced) to be located at 57 Bauline Line. The existing dwelling is proposed to be demolished and the new development encompasses seven single-storey apartment units. Each dwelling unit will be approximately 57 m2 (616 f2) in size with a single bedroom. The proposal is intended to be for the ‘senior living’ market and will include off-street parking in front of each unit (Bauline Line and Patrick’s Path).

The property is located within the Residential Medium Density (RMD) Land Use Zone of the Torbay Development Regulations 2015-2025, and the proposed row dwelling and apartment building uses are listed as discretionary. This application is processed in accordance with Regulations 33 and 90, requiring public notification.

Anyone wishing to comment on this proposal, is asked to contact the Town Office in writing. The deadline for written comments shall be April 28, 2023. More detailed information on this matter may be obtained on the Town’s website at or by contacting the Town’s Planning and Development Department.
