CORRECTION NOTICE – Development Notice – 51 North Pond Road

DISCRETIONARY USE

The Town of Torbay is in receipt of an application proposing a multi-unit (26) residential development on the property at 51 North Pond Road.

Public Notice-Proposed Concept & Rendering Plan

The development encompasses six proposed row dwellings, all one-storey in height and containing between three to seven apartment units that are 800 – 1,000 f2 (75 – 93 m2) in size. The aesthetic is intended to be ‘cottage style’ for the 55+ market with a communal garden space and associated off-street parking. The development consists of green technology aiming for netzero efficiency and is intended to proceed in two phases (3 one-storey buildings per phase).

The property is located within the Residential – Medium Density (RMD) Land Use Zone of the Torbay Development Regulations 2015-2025, and the proposed row dwelling and apartment
building uses are listed as discretionary. This application is processed in accordance with Regulations 33 and 90, requiring public notification.

Anyone wishing to comment on this proposal, is asked to contact the Town Office in writing. The
deadline for written comments has been extended to Friday, April 9, 2021, 12:00 noon. Further information on this matter may be obtained by contacting the Town’s Planning and Development Department.
