DEVELOPMENT NOTICE: 451 Pine Line
The Town of Torbay is in receipt of an application proposing a new 163.52 m2 (1,760.11 f2) sized building for a combined office and storage use at 451 Pine Line (corner of Torbay Road). The building is proposed to be used by a general contracting business (landscaping, excavation, septic/water/sewer systems). Associated off-street parking is provided on site, and there is no exterior storage nor equipment repair work associated with the proposal. Screening between the proposed commercial and the existing residential properties would be a Town requirement.
The property is located within the Commercial Main Street (CM) Land Use Zone of the Torbay Development Regulations 2015-2025. The proposed office use is permitted, however, the proposed warehouse / equipment storage use is considered a light industrial use, which is listed as discretionary in the CM Land Use Zone. This application is processed in accordance with Regulations 33 and 90 of the Torbay Development Regulations 2015-2025, requiring public notification.
