Development Notice – 3 Bernice Drive

VARIANCE REQUEST

The Town of Torbay is in receipt of an application from 3 Bernice Drive proposing to construct a single family dwelling with subsidiary apartment. The front of the property is located within the Residential Infill (RI) and the rear in the Rural (RUR) Land Use Zones of the Torbay Development Regulations 2015-2025.

The minimum required building line frontage in the RI Use Zone is 30 metres measured at the front wall of the dwelling. The applicant is requesting a 10% variance to be able to decrease the minimum required frontage to 27 metres, which is within the max. 10% variance provision that Council can consider. This application is processed in accordance with Regulations 11, 12, and 33 of the Torbay Development Regulations, requiring public notification.

Anyone wishing to comment on this proposal is asked to contact the Town Office in writing. The deadline for written comments shall be Friday, May 21, 2021. Further information on this matter may be obtained by contacting the Town’s Planning and Development Department.
